AmishBuiltCabins.com ships cabins and kits nationwide within the United States. Shipping availability may vary based on product type, size, weight, and delivery location.

Site access and unloading requirements

Shipping quotes are provided separately and are subject to change until confirmed and scheduled.

Production & Lead Times

All cabins and kits are built to order. Production timelines vary by model, customization level, and builder availability.

Estimated production and delivery timelines are not guaranteed and may change due to material availability, weather, transportation issues, or other factors beyond our control.

Delivery Scheduling

Once your cabin or kit is ready for shipment, our team or the freight carrier will contact you to schedule delivery. Customers must ensure:

Clear and accessible delivery routes

Adequate space for trucks or trailers

Proper equipment or personnel for unloading, if required

Failed or refused deliveries due to site conditions may result in additional fees.

Unloading Responsibility

Unless otherwise stated in writing, customers are responsible for unloading cabins, kits, or materials upon delivery. This may require forklifts, cranes, tractors, or other equipment depending on the product.

Delivery Inspection

All shipments must be inspected immediately upon delivery. Any visible damage, missing materials, or issues must be noted on the delivery receipt and reported to AmishBuiltCabins.com within 48 hours of delivery.

Failure to report issues within this timeframe may void damage claims.

Shipping Delays

AmishBuiltCabins.com is not responsible for delays caused by:

Freight carriers

Weather conditions

Road restrictions

Site access issues

Permitting or zoning delays

Events beyond our reasonable control

Shipping Fees

All shipping, delivery, freight, and transportation fees are non-refundable once a shipment has been scheduled or dispatched.

Storage Fees

If a customer is unable to accept delivery as scheduled, storage fees may apply and will be the responsibility of the customer.

Deposits

All deposits made to AmishBuiltCabins.com are non-refundable. Deposits secure production scheduling, materials, and labor with our Amish builders.

Custom and Built-to-Order Products

Due to the custom nature of our products, all cabin builds, house kits, prefab homes, and panelized kits are non-refundable once production has begun. This includes, but is not limited to:

Cabins and structures built to customer-selected specifications

House kits and panelized systems

Custom sizing, layouts, or design modifications

Order Cancellations

Orders may be canceled only before production begins

If an order is canceled prior to production, any refund issued will exclude the non-refundable deposit and any costs already incurred

Once materials are ordered or construction has started, the order cannot be canceled or refunded

Shipping and Delivery

Shipping fees, delivery charges, and third-party transportation costs are non-refundable once a shipment has been scheduled or dispatched.

Damaged or Incorrect Items

If your cabin, kit, or materials arrive with visible damage or missing items, you must notify AmishBuiltCabins.com within 48 hours of delivery. Documentation such as photos and delivery receipts noting damage may be required.

We will work with you to repair, replace, or resolve verified shipping-related issues when applicable.

Customer Responsibilities

Customers are responsible for:

Confirming local zoning, permitting, and building code requirements

Proper site preparation and access for delivery

Inspecting delivered materials promptly upon arrival

Refunds will not be issued for issues related to permitting, zoning, site conditions, or local code compliance.

No Returns on Installed or Assembled Products

Once a cabin, kit, or structure has been installed, assembled, or modified, it is not eligible for return or refund.

Refund Processing

If a refund is approved under the terms above, it will be issued to the original payment method within 7–14 business days, minus applicable fees and non-refundable amounts.
